No 33 The Courtyard Duporth Bay, Cornwall

Entry for UK Property Awards 2025

Category – Residential Interior – Apartment F3

Overview

No 33, The Courtyard is a spacious, 3-bedroom penthouse apartment on a prestigious development at Duporth Bay in Cornwall. Benefitting from large rooms and stunning, uninterrupted views of St Austell Bay and along the coastline, it is in one of the most sought-after locations in Cornwall.

My clients had purchased the apartment off-plan as a second home for themselves and for family and friends. They had downsized their main home in the South East and they were looking create a comfortable coastal retreat to enjoy in their retirement. The close proximity of good golf courses at Carlyon Bay and Porthpean were one of the reasons for choosing this fabulous location.

The property, when handed over by the developers was very clinical in terms of colours and finishes. All walls were white, and the floors (except for the bedrooms) were a light wood finish, so an injection of colour and texture was desperately needed to make the apartment feel more like a home.

My client’s brief was to create a unique but homely interior style for the family to relax in during their frequent stays in Cornwall. Thankfully, they both love using colours that reflect the location in which the apartment is situated so I felt free to be as creative as possible.

There was no budget given at the beginning of the project. My clients simply wanted to take their time with the design to ensure that everything was right. However, the total amount spent on the project was in excess of £60,000.00

With the room layout being as it is and with the apartment’s orientation towards the sea view, it was not viable to radically change the layout of the apartment. My clients were very keen to keep the design simple and didn’t want to be offered alternatives designs. They were happy to go with my suggestions and long as I kept to the preferred colour palette.

Completed Design

The iconic Peel chair takes centre stage in the living room of the apartment. It is the perfect location to check out the movements of the boats that sail out of nearby Charlestown harbour.

Kitchen

Another requirement of my clients was to provide a light and airy place in which to cook, which is another passion of theirs.

Bathroom

The main bathroom is the perfect backdrop to showcase my clients smaller pieces of artwork. All carefully chosen to perfectly fit the space and compliment the coastal location.

My clients were keen to incorporate their many pieces of art and sculpture as possible into the design. For example, the waves painting above the sideboard greatly influenced the paint and fabric colour choices in this room. The dining ceramic table and leather chairs are from Italian designer Calligaris.

How the budget was utilised

We were lucky enough not to have a set budget for this project, so we could ensure that everything was chosen with care. Given the luxury of no time constraints, allowed us to schedule in larger purchases in a more structured and manageable way for my clients.

As can be seen throughout the interiors in this coastal, penthouse apartment, colour, light and beautiful works of art are central to this design scheme. My clients, though retired are both vibrant personalities with a love of the outdoors, so it was important for me to express this energy through the colours and fabrics chosen. Bespoke soft furnishings make it truly their unique space.

The large outdoor terraces, front and back mean that there are several locations to take in the view, read a book, spot a rare seabird or simply escape from the sun at the rear of the property. What we have created here achieves every part of the original client brief.
